Tours, Leases & Approval

Can I visit?

Yes - and we hope you do! You can easily schedule a tour online with our team at a time that works best for you.

What do you need from me to reserve a room?

In order to guarantee your bed space, we will need a signed lease agreement. Leases are generated once your application is complete, and your screeni

How long does it take to get approved?

Most applications are approved within 24-72 hours.. Future residents must have a completed guarantor application on file in order to finalize their application. This is typically the part of the process that can take some extra time, so be sure that your guarantor is aware that he/she must complete their portion in order to move forward with the application process.

How To Apply

1. Create Your Account

Start by selecting your lease term and floor plan. If you already have future roommates in mind, make sure everyone selects the same floor plan when applying. You'll then create an account, which you'll use for your application, online lease signing, and future Resident Portal access. Your login also saves your progress, so you can log back in anytime to complete your application or check its status.

2. Choose Add-Ons

Once your floor plan and lease term are set, you’ll have the option to add parking, pets, or renter’s insurance to your application. Some communities charge for parking, and spots may be limited, so it’s best to reserve in advance. Renter’s insurance is required, and if you don’t have your own policy, we offer a low-cost option you can add to your lease.

3. Enter Your Personal Info

Next, you’ll fill in your contact details, current address, and other key information, like vehicle details or pet registration (if applicable). You’ll also need to upload a copy of your ID—this helps prevent fraud and ensures a smooth check-in process when you pick up your keys.

4. Complete the Questionnaire

This short questionnaire helps us get to know you better! It provides insight into your academic focus, study habits, and social preferences, which helps us plan community events and assist with roommate matching if you don’t already have a roommate in mind.

5. Financial Info & Guarantor

Most residents will need a guarantor—a co-signer who helps meet income qualifications. You’ll provide their name and email in the application, and they’ll complete their portion separately. If you plan to qualify with your own income, you’ll enter your employment details and upload income verification (note: student loans cannot be used as proof of income).

6. Add Emergency Contacts

Lastly, we’ll ask for an emergency contact—someone we can reach out to if needed. You’ll provide their name, contact information, and confirm whether they have authorized access to your unit in case of an emergency.

Once you’ve completed these steps, you’re all set! 🎉 Our team will review your application and reach out with next steps.

Requirements

What do you look for in applicants?

We look for applicants that demonstrate an interest in creativity, collaboration, innovation or entrepreneurship in their application. Residents must be admitted to any of the 10 University of Hawai‘i System campuses. If you are awaiting your admission acceptance, we strongly encourage you to apply to Walter Dods, Jr. RISE Center. now and not wait until you are admitted so that we can begin your application review. Applicants must also meet our qualifying standards. All residents will undergo a background check and all guarantors will undergo a credit screening and must provide income verification.

Do I need a guarantor and what if I can't provide one?

Most applicants require a guarantor to provide the income verification required to meet the income requirement and ensure you are able to make the monthly installment payments. If you do not have a guarantor, you can either try to self-qualify using your own income or apply to use a third-party guarantor service. Please contact the onsite team for information about our third-party guarantor service.

Note: We do not accept student loan documentation as income verification for self-qualifying applications.
